Kabusa Gardens offers hope for home desire in Abuja

Kabusa Gardens derives its name from the village in which it is located and sits pm am area pf 50.305 hectares of land in Dakwo District within the third phase of the Federal Capital Territory and it is about 15 minutes drive from the city gate.

The development is popularly woven around the 2 – bedroom flat tupe because of its relatively easy affordability but there are other house types which include 4 – bedroom fully detached duplex, 4 – bedroom semi – detached duplex, 3 – bedroom Terrace, and 3 bedroom flat. They are conceived and designed to provide comfort and quality living for the home owner in a very natural setting.

Solid Homes Limited the developer and promoter is putting finishing touches to the first phase of the houses in its Kabusa Gardens. It has been one delayed deelopment which commenced earlier in 2003 but it would be most reassuring for them to have finally gotten the chestnut out of the fire.

Kabusa Gardens is an oasis of greenery with ample provisions made for exotic gardens, open spaces and play grounds. It adopts the original concept of FESTAC Town adoptd as its inception. There will be a shopping complex to cater to the immediate needs of the residents. There will be a petrol filling station and a fire station to attend to emergencies.

A police post will attend to the security needs of the estate and a clinic for medicare. Places of worship have been set up for the religious adherents. The entire estate is dotted with several recreation spots where residents can stop by to relax. The nursery/primary schools provide educational opportunities for the young ones virtually at the door step of their homes.

The residential units will provide accommodation for various categories of people in the low, medium and high income braket. The estate will have three entrances emptying traffice into collector roads. All roads within the estate will be of asphalt with concrete drains and walkways. Trees and flower verges will also be planted to enhance the aesthetics of the environment. Also, open spaces, green areas, community centre, cornershops, and other social services will be provided within the estate.

Solid Homes has the formidable support of Skye Bank Plc behind the project as the official banker and the Federal Mortgage Bank of Nigeria (FMBN). Kabusa Gardens will be complemented with modern infrastructure that will add comfort to living. There will be functional underground drains for the network of tarrd internal estate roads.

Arrangement has been made for both independent (bore hole) and mains water supply with adequate storage facilities. To ensure reliable electricity supply, there is a dedicated transformer to power the street lights at night. The development is confined within a perimeter wall fence and there is central approach to the sewage disposal system.

Floor finishes in the sitting dinning and bedroom of the apartments are of PVC floor tiles while the wet areas are of ceramic tiles. In the duplexes, vitrified tiles are used on the floor of common area and ceramic tiles for the bedrooms. All the bedrooms are ensuite. Each floors arranged in a community of blocks with a central parking facility.

The price regime consists of N4.5million for a unit of 2 – bedroom flat, N6.5million 3 – bedroom flat for the N11.5 million and N12.5million respectively for the two variants of 3 – bedroom Terrace. Similarly, the 4 – bedroom semi detached unit attracts N16.5million and the 4 – bedroom detched duplex attracts N22million.
